Please take the time to read our guest contract in full before booking as it covers all of the house rules for the property. It is there to put everyone on the same page and to protect all members involved. Any guests who refuses or fails to return the contract will be cancelled! This is a one of a kind home that the owners have been very kind to make available for short term rentals, please respect that.

Guest Contract

This Short Term Guest Agreement (“Agreement”) is made by and between (“Homeowners”) and GUEST NAME (“Guest”) as of the date on the signature page of this Agreement. For good and valuable consideration the parties hereby agree as follows:

PROPERTY – The property – “GREENS MOUNTAIN MEADOW” – is a 4 bedroom, 2 full bath, 2 half bath fully furnished vacation home complete with linen and towels and located at _____.

The Guest is separately charged a 9% Vermont Meal & Room Tax (visits less than 30 days are taxable) by the Vermont Department of Taxes.

GUEST GROUP – No Guests below the age of 21 are allowed without a parent or legal guardian present. The guest group shall not exceed ten (10) persons from 2 years to adulthood (please print full names & ages).

OCCUPANCY – Greens Mountain Meadow is for the sole use as a personal vacation residence with guests limited at all times to the number and names listed above. Larger social gatherings (weddings, graduations, receptions or similar event) are not allowed to avoid damage to the home or septic system. Exceptions may be made if disclosed upfront and approved by Homeowner on a case by case basis. Any reservation obtained under false pretense will be subject to forfeiture of advance payment and guest fees, and party will not be permitted to check-in. False pretenses include, but are not limited to renter providing false names or ages or any material fact that would normally cause the rental request to be refused. If you are found to exceed the listed occupancy, it will be considered a breach of contract and may result in immediate eviction with no compensation and forfeiture of the security deposit.

SECURITY DEPOSIT – The Guest is required to pay a $1,000 Security Deposit upon making the reservation. This deposit will be refunded to the Guest within 14 days of check-out or before a new guest checks in, whichever occurs first. Should there be any damages to the property exceeding $1,000, the Guest will be held financially responsible and must cover the additional costs. Failure to comply with any of the following House Rules may result in the withholding of the Security Deposit or additional charges:

a) Max. 10 guests. No pets. No smokers. Following age requirements.

b) No damage to the property or its contents beyond normal wear and tear.

c) No early check-in or late checkout. The stated size of guest group as detailed was not exceeded.

d) All trash and recycling from bathrooms and kitchen placed in receptacles in garage; all dishes placed in dishwasher and set to run.

e) All used towels left on the bathroom floor. All used beds should be stripped and the used linens/sheets should be left at the foot of the bed.

f) Used gas grills cleaned; outside furniture neatly arranged.

g) The property left with fireplace dampers closed and all doors and windows shut and securely locked.

h) No guest removed by Homeowner, a representative or the local law enforcement. No illegal activities.

i) No other cost incurred by Homeowner due to guests stay.

j) The ladder to the cupola will be locked and is strictly off limits for guests safety.

k) Guests will use caution and adult supervision when enjoying the pond and treehouse.

NON-SMOKING – No smoking is allowed in the home, garage or treehouse. Please smoke well away from the home and dispose of your butts in the receptacle. Evidence of smoking in the listed areas will be considered a breach of contract and result in forfeiture of the security deposit.

PET POLICY – No pets are allowed. If evidence of pets inside or outside the house is found, it will be considered a breach of contract and may result in immediate eviction with no compensation and/or forfeiture of the security deposit.

PARKING – Vehicles are to be parked in the garage or on the driveway only. Parking on the lawn or in front of the field entrances is not permitted. Note only one car can fit in the garage at one time.

GARAGE - The garage is heated in the winter for guest convenience, for this reason we ask you to please keep the opening and closing of doors to a minimum. Failure to do so can result in heat lines freezing in our cold Vermont winters.

GUEST RULES – Guest, all members of the visiting party and anyone else guests permits on the property agree to abide by the house rules at all times while at the property. No extra overnight guest other than stated in the original booking.

CONDUCT – The use of Greens Mountain Meadows shall not be such as to place the property in danger of damage or to disturb or offend neighbors: a) No excessive speeding along the driveway b) No excessive noise or obnoxious behavior. c) No riding of ATV’s or off-road motorcycles/dirt bikes; d) No discharging of firearms or fireworks; e) Outside fires are only allowed in the grassy meadow north-west of the house. The Homeowners and property managers have the prerogative to terminate this Agreement and to demand that disruptive Guest(s) immediately vacate the premises, thereby forfeiting all payments and deposit to Homeowners.

POSSESSION: If premises cannot be delivered to Guest on the agreed date due to loss, total or partial destruction of the premises, or failure of previous Guest to vacate, either party may terminate this Agreement. It is acknowledged that neither party shall have liability to the other except that all sums paid to Homeowner will be immediately refunded to Guest. No reimbursement will be made based on weather and/or mandatory evacuation. We encourage all Guests to purchase travel insurance.

MAINTENANCE, REPAIRS & REFUNDS – If the premises appear dirty or damaged upon check-in, Guests shall inform Homeowners immediately. The Homeowners cannot guarantee against mechanical failure of appliances and property equipment. In case of a breakdown of any property equipment, Guests shall notify Homeowners and/or Property Manager immediately to make the necessary repairs. Homeowners cannot be held responsible for the failing of any other company due to said company’s error or service interruption (i.e. electricity, water, gas, etc.) or for acts of neighbors such as construction, road repair, and maintenance. However, the Homeowners agree to take any and all commercially reasonable measures to remedy any issue as quickly as possible. No refunds or rebates will be offered. Should a repair or replacement of property equipment arise due to Guests oversight, neglect or misuse, Guests agree that the repair or replacement costs shall be covered by the security deposit.

RIGHT OF ENTRY – Guests understand, and agree that Homeowners and/or Property Managers reserve the right to enter property at anytime to investigate disturbances, check occupancy, check damages, make repairs, alterations, and improvements.

INDEMNIFICATION AND HOLD HARMLESS – Guest acknowledges and understands that each Guest occupying or visiting Greens Mtn Meadows is solely responsible for any property damage, accident, injury or loss sustained to any person while in-residence, and the Homeowners do not accept legal or financial responsibility. Guests assume all risk of injury or other loss and will hold the Homeowners harmless with respect thereto. Guests hereby agrees to indemnify and hold Greens Mtn Meadows staff and/or the Homeowners harmless from any claims, including those of third parties, arising out of or in any way a result of the Guests’ use of the premises or items therein.

DISPUTES – This Agreement shall be governed by and interpreted in accordance with the laws of the State of Vermont and be treated as though it were executed in Lamoille County, VT. Any action relating to this Agreement shall be instituted and prosecuted only in the Lamoille County Courthouse, VT.

WIFI/TELEPHONE/CABLE TV/AUDIO SYSTEM – The Internet can be accessed via free WiFi. Tempering with the modem or router as well as erasing or modifying the router password is not permitted unless authorized by Homeowner or property managers. WiFi is provided as a convenience only and are not integral to the lease. No refund of payments shall be given for outages, content, lack of content, speed, access problems, lack of knowledge of use, or personal preferences with regard to services.

FIREPLACES & FIREPIT – There are two open fireplaces, one is located in the living room and the other on the opposite side by the patio. There is a fire pit located in the grassy meadow just north-west of the house. Guests agree to open and close the dampers before and after each use of the fireplace. Guests further agree to never leave fire in fireplace or fire pit unattended nor burn wet firewood inside or outside to avoid smoke. Guests are supplied with enough firewood for the duration of their stay. If you exceed this amount firewood can be purchased from the local grocery stores or we can restock for a small fee. Campfire wood is supplied by the fire pit and is not to be burnt in the house. Upstairs wood stove in the Master is not permitted for use.

GRILLS – The property is equipped with one propane grill. The Homeowners will supply the propane tank. Guests agree to clean up all grease and food spills.

PROPERTY MAINTENANCE – During and after snow storms the driveway plowing and walkway shoveling will be carried out free of charge. You may be asked to move cars in order for us to plow the driveway properly. Lawn mowing and grounds keeping work may be carried out during your stay at minimal inconvenience to guests.

WILDLIFE – The Barn and silo home are surrounded by beautiful meadows and woods set on 300 acres. As such you may encounter ladybugs, wasps, ants, spiders, mice, garter snakes, turkey, deer, bear and moose etc. The Homeowners employs year-round pest control services, yet will not accept responsibility for any injury caused by wildlife. Please do not leave food out or attempt to feed the wildlife.
